Living close to a body of water can be relaxing and thrilling all at the same time. When choosing a new home by the water, there are three main types of waterfront lots for sale, oceanfront, lakefront, and riverfront.

Oceanfront Property

Beach houses are generally the most popular and sought after types of waterfront lots for sale. Imagine the conveniences of living next to the ocean. If you ever want to take a vacation, all you have to do is head out your door. In just minutes, you can be relaxing on the sand. Depending on which beach your home is located, you might find that a hot and sunny tropical oasis awaits you every time you step outside, complete with tanning and tourists. Other beaches offer secluded, colder areas of the shoreline, perfect for sailing or reading a book. Unlike most lakefront and riverfront properties, the water near your home will be saltwater. You will have more flotsam and jetsam wash up on your front yard and you’ll need to be wary of high and low tides. Living close to the water’s edge, you will quickly become acquainted with the cycle of the ocean.

Living near the ocean also poses the problem of hurricanes. This is something you will want to seriously consider when making a purchase. Have there been hurricanes in this specific area before? If so, what was the damage like? Is your home in a position that will be likely targeted by a hurricane’s deadly path? Fortunately, there are very few waterfront lots for sale where this could potentially occur; they are mostly on the eastern coast of the United States.

Lakefront Property

If you find living on a beach too pricey or you are unhappy with the climate, you should consider the most popular alternative to beach living: a lake house. When choosing a property to buy from a number of different waterfront lots for sale, remember that a lakefront home is usually calmer, more peaceful and serene. However, living on a lake also opens up a number of water sport possibilities. A lot of waterfront property for sale near lakes has docks, and from the docks you can have a sailboat, pontoon boat, rowboat, or kayak. Some people have water trampolines that rest on floats. Others like to tie tubes onto speedboats and get pulled around. Water skiing is also a popular lake sport. Because there are generally no waves, except from passing speedboats, lakes are much more family friendly. Swimming is the most popular afternoon pastime, as well as fishing. Lakefront neighborhoods are also usually friendly communities. People who live lakeside are all seeking the same type of lifestyle, a healthy, relaxing, recreational lifestyle, which often includes picnics, barbeques, and boat parties.

Riverfront Property

Living on the edge of a river can be an exciting and refreshing option when choosing one of various waterfront lots for sale. Rivers are ideally suited for tubing and fishing; however, there are many downsides and disadvantages to living by a river, instead of on a lake or ocean. First, rivers can be dangerous areas for kids to play. Some rivers are only knee-deep and don’t have a very strong current, but many major U.S. rivers are incredibly powerful and the currents can be dangerously strong. A lot of rivers can also be deeper than swimmers expect. Rivers can be hazardous and you should never go swimming alone.

The other major downside to living by a river is the potential for flooding. Since rivers don’t have a lot of shore area, a river can easily flood if there is a heavy amount of rain or precipitation. Since the water level often changes dramatically with the seasons, a river can easily flood and if your house is close enough, could end up causing a large amount of water damage to your home. Certain areas flood every year; you need to research the history of the home and surrounding homes before you purchase a property or lot.
