  • 2. Conventional mortgage loan. Conventional loans range from 10-30 years and can finance up to 97%. This loan also requires you to pay 3% at closing. Conventional loans are generally used in special situations with special circumstances.
  • 3. First time home buyers. There are often special loans set up for first time home buyers. Your state will often have a housing organization set up to help first time buyers get into a home. These programs often offer lower interest rates then FHA can offer. They are set to help people to get into homes.
