Important Information Homeowners Should Know

The purchase of homeowner’s insurance can be an added incentive for lenders to give you a more affordable rate. However, some homeowners acquire the insurance without checking over their coverage. Do you know what will be protected? If not, continue reading to learn more about the basic terms of most homeowner insurance policies.

The advantages of getting homeowner’s insurance greatly outweigh any disadvantages. Your home and possessions are covered if any unforeseen damages occur. Many people disregard the terms of the policy in order to secure cheap insurance quickly. They want to get a mortgage loan, and having insurance will get them a sort of discount on their rates. While obtaining an affordable mortgage is imperative, you cannot skimp when it comes to insurance.

Basic Insurance Coverage

A homeowner has to take the time to select worthwhile policies that will give him or her great coverage. Basic insurance covers any damages to your home’s rooms, additional structures, and other structures that are built on your property. You are also covered for any damaged clothing, furniture, and appliances in the home. If, for some reason, your house becomes unlivable, the insurance will cover your housing and food in your temporary living space. Fire, water, hail, and smoke damage are also covered. You are usually protected against theft and vandalism as well.

Excluded Coverage and Damage

Though this sounds like a lot of coverage, your insurance company will not replace certain things. Natural disasters are not covered by many insurance companies and homeowners are usually unaware of this fact. If you receive damage from a flood, earthquake, aftershocks, or a mudslide, you will not be compensated for your loss. Since September 11th, the onset of war or nuclear attacks has been a concern. Unfortunately, your insurance would not cover any damage incurred by these terrorist-related occurrences either. Pets are also usually not included in your policies. Even if you do consider them to be family members, insurance companies do not.

Personal Liability Coverage

Have you ever heard someone talk about how a houseguest was injured while in his or her home and then the guest sued the homeowner? As crazy as it sounds, this is not an unusual occurrence. Personal liability coverage protects you against such accidents. Your family is also covered under this coverage. If you happen to take a spill in your own home or your child causes damage to someone else’s home, the insurance company will cover the damages and incurred doctor or hospital bills. Owners of a home should always add this type of coverage “just in case” — especially if there are children in the home.

Homeowners must be aware of the danger of not having sufficient coverage. If someone is injured in your home, you might have to suffer through civil court cases and high attorney fees. Losing your home to a natural disaster is very hard to recover from if you do not have added insurance. Imagine having to replace your clothes, furniture, and other items in addition to paying for your damaged home? Such costs could wipe out your savings and leave you with great financial loss. Insurance should not be taken lightly and should be an investment that is well planned out. Get the right insurance coverage for your area. If you live in area of the country that floods a lot, get flood insurance. The same can be said for mudslide and earthquake insurance. Do not spend money on unnecessary policies but do not scrimp on the necessities.
